Our Services

Technical property maintenance, done properly.

Owner-managed with 10+ years of experience. We spend roughly 70% of our time on preparation, because proper prep is the difference between paint that lasts 2 years and paint that lasts 10. We are especially strong on body corporates, sectional-title schemes, and residential complexes across the West Rand and Gauteng, and we still take on private homes and commercial properties where the same technical standards apply.

Full crack repair, high-pressure cleaning, high-build primers, and UV-rated coatings for harsh Gauteng sun

Cleaning, ridge repointing, heat-reflective coatings, and waterproofing for tiled and metal roofs

Moisture diagnosis, crack injection, membranes, and systems suited to Highveld conditions

Plaster repairs, gutters, pre-sale touch-ups, and ongoing maintenance for landlords and investors

what we do

Painting, roofs, waterproofing, and maintenance for complexes, body corporates, and private clients

We are set up for phased common-area work, trustee sign-off, and clear scopes on sectional-title schemes, as well as standalone houses and commercial facades. You get the same technical prep on every job: washing, stripping failed coats where needed, primers that match the substrate, and topcoats rated for Gauteng UV and temperature swings.

Prep that earns its place

Crack repair, high-pressure cleaning, and high-build primers before colour goes on, especially on West Rand exteriors.

  • We do not paint over active damp or failed waterproofing without treating the source.

Neat sites, owner on the tools

Rico runs the work personally: no middlemen, clear communication with managing agents and trustees where applicable.

  • Stairwells, passages, parking zones, and facades coordinated to minimise disruption.

Our Testimonials

What clients say after the last coat dries

Homeowners, trustees, and landlords who needed tidy sites and honest timelines.

"They repainted our entire house without rushing the prep. Ceilings were blotchy before. Now they are even, and the skirtings actually look straight."

Darlene Robertson

Homeowner, Krugersdorp

"Our body corporate stairwell and parking lines were done in sections after hours. Communication with the trustees was clear and the place was left swept each night."

Savannah Nguyen

Trustee, sectional-title scheme

"Shop front and interior feature wall turned around in the window we had between tenants. Quote matched the final invoice."

Wade Warren

Retail tenant, West Rand

Yes. Interiors cover walls, ceilings, doors, skirtings, and built-in cupboards where quoted. Exteriors include plaster, brick, and timber trim using systems suited to sun and rain. We can schedule interior and exterior in stages if you need to stay in the property.

Yes. We are used to signed work orders, access arrangements, and phased areas such as stairwells, passages, and parking lines. Quotes can align with maintenance budgets and paint specifications trustees already approved.

We measure surfaces (or work from plans), note repairs, height access, and the coating system you want. The quote lists prep, primers, topcoats, and labour separately where useful. If you supply paint, we can quote labour only. Otherwise we specify brands and sheens we trust.

We use quality trade acrylics and PVA for plaster, enamel systems for doors and trims where specified, and manufacturer-approved roof or metal primers on sheet and tile. Finishes range from matt through low-sheen to semi-gloss depending on traffic and the look you want.

Yes, within painting scope: raking out flaky lines, filling, skimming small areas, stain block where needed, and sanding. Serious structural damp or failed waterproofing must be resolved at source first. We will point that out during inspection so coatings are not applied over an active leak.
